“Smart Stones”, connected objects serving user comfort

Created by the Czech SPACETI Company three years ago, the solution optimises user comfort by means of wireless multiple sensors, the famous “Smart Stones”.

They connect to the 4G network via a Vodafone chip and offer better data security and better connection stability than a conventional Wifi network.

How does the solution work?

Sensors installed inside the building collect, anonymise and store data in the cloud. The data is then analysed, combined with data from the building’s ELV system – if it communicates via the BACnet protocol (which pools all automation equipment) – and then utilised in applications.

Five ways to optimise user comfort

Data collected by “Smart Stones” is used to measure and then improve comfort within a building through several applications:

♦  Environmental analysis to reduce energy consumption (temperature, CO2 level, humidity, etc.);

♦  Geo-location to help users find their way around buildings;

♦  Occupancy analysis of building areas for better flex office working;

♦  Car park space coordination to manage vacant spaces, navigation and reservation;

♦  Facility Management to smooth work by technicians by combining ticketing and geolocation.

The solution can be easily rolled out within the existing building and does not require major installation work. Nevertheless, there is scope for improvement in several areas:

  • The solution does not offer the option of connecting to a single communication protocol
  • The business model is still expensive compared to market

Case study: Smart Stones at La Factory?

Because an illustration is worth a thousand words, what would the technology cost at La Factory?

The cost of “Smart Stones” per sq. metre is fairly high, especially if the price of Facility Management contracts is considered. The price comes to €30 /m2 for installation and €10 /m2 for data storage and system maintenance.

A 30% partner discount is not enough to offset the high price of the sensors (€95 per multi-sensor and car park motion sensor).

This type of solution boosts user comfort but can only be truly implemented once it is democratised at more affordable cost.
