The Pole Tertiaire IdF turnkey strategy
In 2013 the pole anticipated that building energy renovation projects would in future require little, if any, structural work.
The pole even led a joint venture that submitted a bid for the Grande Arche renovation in La Défense (which was not selected).
Work on that bid showed that architectural trades and facades were a potentially difficult, strategic and decisive aspect of the project and that the pôle needed to acquire an integrated “turnkey” capability.
When SAGA Réhabilitation joined the pole in 2017, a decision was taken to use the new business unit to build the turnkey strategy.
Saga Réhabilitation, which had initially specialised in plumbing and renovation of lavatories in housing complexes, had gradually added further expertise, including tiling, drywall and painting, to ultimately deliver a full turnkey range of building trades.
A new strategy was developed for the business unit. It was redefined, reorganised and renamed Qivy in 2018. As part of these changes, energy renovation expertise was added: facade works (cladding or clamped facade overlays).
The team increased from 25 people in 2018 to 52 people, with 2019 revenue estimated at €18m, and is composed of:
- 13 fitters
- 4 foremen
- 23 contract managers / project managers / group managers
- 4 design engineers
- 2 works assistants
- 1 purchasing manager
- 1 HSQE manager
- 4 administrative and financial managers
The business unit is able to take on comprehensive renovation projects, including facade, waterproofing, plumbing, electricity, ventilation/climate control, drywall, floor and wall coverings, ceilings and even some structural works if required.
Its clients are mainly social housing authorities. Projects remain of average size, although some involve 250-unit complexes!
The priority in the coming year will be to stabilise the business activity while ensuring more regular quality and achieving a better margin.
Recently the OMNIDEC company joined the pole headed by Pierre GALES. OMIDEC generates €11m in fitting and finishing works, including partitions, ceilings, floors, painting, and joinery.
Meanwhile, following Qivy’s initial successful renovation and development projects involving office complexes, Qivy tertiaire was set up to address the prospects and specific features we have identified for this activity and Qivy, which becomes Qivy Habitat, will continue its development on housing.
With the pole’s electricity and HVAC business units working in conjunction with OMNIDEC, Qivy Tertiaire plans to manage projects from design to handover, coordinating all technical and architectural works packages.
In 2019, volume with a value of €4m is already planned, and the team is now made up of 17 employees.
