Phibor Opale and Lefort Francheteau Inissium to refurbish the Fresk building

The Icade real estate group has awarded Phibor Opale and Lefort Francheteau Inissium the power supply, extra-low voltage and HVACE batches for the Fresk building in Issy-les-Moulineaux.

 

Located at the heart of the Issy-Boulogne business centre, Fresk is a 21,000-square-metre office building currently undergoing restructuring. Designed to enhance its users’ well-being and accommodate their changing work patterns, Fresk will offer modular, reversible spaces: living and working areas, unconventional spaces throughout the building and a rooftop with breathtaking views of Paris.

 

Forming a U-shaped block, the building to be refurbished includes seven office levels and four basement levels. It contains a 1,280-square-metre atrium covered by a glass canopy and a tower to the north overlooking the atrium’s glass façade.

 

 

The project involves demolishing all existing floors and walls in the tower to create double-height meeting spaces and glass façades throughout the building. The lighting, ventilation and climate control for these new spaces pose a major challenge for the business units.

 

The greatest challenges in the atrium will be the creation of walkways inside it and the well-being of users in terms of heating, cooling and ventilation. The project also requires the modification of the lower floor, creation of planted terrace spaces and skylights, and replacement of all the existing windows.

 

Lastly, an elevation will be added to accommodate a roof terrace on the Paris side, with extending offices created on the interior atrium side.

 

This major refurbishment aims to obtain several environmental standards certifications, including the E+C- label (E2C1), HQE Sustainable Building at “Very High Performance” and BREEAM rating “Good”. Phibor Opale and Lefort Francheteau Inissium are able to achieve these certifications.

 

Phibor Opale will be working on the power supply and ELV batches for a total of €3 million, and Lefort Francheteau on the HVACE batch for a total of €6 million. Delivery is expected in February 2021.
