An energy efficiency project for the logistics giant XPO

ROIRET Espaces* business unit manager Miguel Ribeiro had wanted to expand the logistics activity for several years.

 

Two years ago, he assigned a young project manager, Samir Bezzerouki, to work with his longstanding project manager Bernard Gamby to develop alternative solutions and services.

With to the support of Patrick Bortolino, VINCI Energies TCES Director, they have been building and promoting a range of relamping services for logistics warehouses.

 

And their work is now bearing fruit. A first set of 19 projects was carried out last year for KUEHNE & NAGEL, with a total value of just under €1m. The sites were small distribution warehouses equipped with fluorescent lighting, that were replaced with high-bay LED lights with integrated motion sensors. The project cut electricity consumption by two-thirds.

 

The difficulty with the solution lies in the fact that logistics companies rarely own their warehouses. To persuade them to invest in such buildings, the project payback period must therefore be very short. By working with a specialist design office, CLEVER Energies, ROIRET Espaces was able to make a compelling case to XPO, the European leader in the logistics sector.

 

Therefore, just under 200 sites will be comprehensively relamped under a contract with a value of just under €15m across 12 Europeans countries over the next 18 months.

 

The estimated payback period is about 24 months. The existing lighting system consists primarily of high-bay high-pressure iodide or sodium lamps without motion sensors, which are kept switched on throughout the workday. Replacing them with high-bay LED lights with motion sensors can divided electricity consumption by four or even five.

 

The work is so cost-effective that ROIRET Espaces has put together a financing plan with ECONOCOM to ensure that logistics companies spend no more than their lighting electricity bill to pay for the works.

 

The most difficult issue was finding partners in the 12 countries outside France – working with Omexom or Actemium in those countries where Building Solutions companies are not represented – and putting together an international contract covering all parties (legal, financial, commercial).

 

But, with the help of Aymeric Tissandier, Building Solutions Technical & Innovation Director, this process has been virtually completed, and work is already under way in France, Switzerland and UK, and will start soon in Spain, Belgium and Netherlands.
